The brand, voice and marketing playbook for Signature Sim Rooms — custom golf simulator room builders across South East Queensland. Design. Build. Tee Off.
A note on this draft: built directly from the Price Guide 2026, the Premium A4 Brochure and the 4 Aug 2026 discovery call with John and Courtney — not a full brand discovery workshop. Sections flagged pending need the Canva brand pack, professional photography and a short confirmation pass with the team before this becomes the production reference.
The strategic foundation — who Signature Sim Rooms is, what it stands for, and how it shows up for premium residential and commercial clients.
Signature Sim Rooms designs and builds custom indoor golf simulator rooms across South East Queensland — Brisbane, the Gold Coast, the Sunshine Coast and surrounds. We do the full turnkey job: framing, insulation, acoustics, painting, flooring, roofing and technology install, built around the space a client actually has, not a boxed product they have to fit their house around.
We are not a technology reseller. We are builders first — led by a qualified cabinetmaker and carpenter — who then help clients choose the launch monitor, screen and software that suit their budget and goals, with no brand lock-in.
Most competitors sell a piece of technology and leave the room to chance. We build the room to a premium standard, then integrate the technology — in that order.
One team, one point of accountability, from the first measurement to handover — whether it’s a home shed conversion or a multi-sim commercial fit-out.
“If someone’s building a four-million-dollar house, I want them to click onto our website and think, these guys are who we want to go with.”
John Thornton is a cabinetmaker and carpenter by trade. After rediscovering golf, he built a simulator in his own shed — a project rather than a product. Friends and family kept coming over, kept saying it was awesome, and the idea started to take shape.
John researched the category and found a real gap: nobody in South East Queensland was building custom, high-end sim rooms independently — most local competitors were tied to a single technology brand. He partnered with Courtney, who runs the brand, marketing and client-facing side of the business, and in 2026 they launched Signature Sim Rooms.
Growth came fast: their fourth build was underway within months, alongside a multi-million-dollar home in Wilston and a commercial project for GemLife, an over-50s lifestyle resort. Courtney handled the trailer signage, the social media and the original website herself before bringing in outside help to match the brand to where the business was heading.
“I started doing research about, you know, because it’s such an up-and-coming area… and I just noticed there was like a massive gap in the market. Like no one was really building them.” — John Thornton, on spotting the opportunity before starting Signature Sim Rooms.
“We ummed it up for ages and we’re like, no, stuff it, let’s just… start it.”
Rooted in John’s trade as a cabinetmaker and carpenter. The brand’s authority comes from craftsmanship and physical construction, not from reselling someone else’s product.
Process, materials and finish quality should be as visible as the finished simulator — framing, acoustic treatment and cabinetry are proof, not backstage detail.
Signature Sim Rooms is not chasing every enquiry. It is positioned for high-end residential and commercial clients who want the best-built room in the room.
Pricing transparency and a lead-qualifying quiz exist to filter for the right client, not to convert every visitor.
To become South East Queensland’s most trusted builder of premium golf simulator and entertainment rooms — anchored by The Sim Lounge as the region’s flagship venue.
We design and build turnkey golf simulator rooms with premium construction, honest pricing guidance and independent technology advice — a room built around the client’s space, not a supplier’s product line.
Every room is built to trade standard by a cabinetmaker, not just installed.
We are not tied to one supplier and take no markup on equipment.
One team, one point of contact, framing through to handover.
Elevated finish and language, without being unreachable or overwrought.
Built for entertaining, family movie nights and multi-use rooms, not just the swing.
The custom home-entertainment category is booming, but most golf simulator providers are technology resellers first: they sell the launch monitor and screen, and leave the room itself to chance. Homeowners renovating a shed or building a multi-million-dollar house end up with a screen bolted onto an unfinished space — or locked into one equipment brand before they have even confirmed the room will work.
Signature Sim Rooms starts from construction, not technology. John’s background as a cabinetmaker and carpenter means every simulator room is designed and physically built to a premium standard — framing, acoustic treatment, screen wall, finish — before any technology decision is made. Only then is the room matched to whichever launch monitor, projector and software genuinely suit the client’s budget and goals, sourced independently with no markup and no brand allegiance.
The result is a room that works as hard as a media room, an entertaining space and a golf simulator all at once — for a homeowner who wants somewhere impressive to bring people, or a commercial operator (a resort, a body corporate, an office) who wants a multi-use amenity built once, properly, by people who will still answer the phone after handover.
That approach has already carried the business from a single shed conversion to a fourth build within months, a multi-million-dollar Wilston home, and a first commercial conversation with GemLife — without a marketing budget beyond word of mouth and Meta ads.

Aged roughly 35–60, high income, mid-build or mid-renovation — a new home, a shed conversion or a rumpus/media-room upgrade. Motivated as much by entertaining and lifestyle as by golf itself. Found via Facebook first, Instagram second, increasingly via AI search. Consideration cycles run long — leads often go quiet for months before returning.
Offices and staff amenities, corporate suites, resorts and over-50s communities (e.g. GemLife), body corporates and hospitality venues. Higher value, longer sales cycle, currently in early pipeline (quoted, not yet delivered).
| Attribute | We say | We don’t say |
|---|---|---|
| Direct & plain-spoken | “Here’s what affects your price.” | “Contact us for a bespoke quotation experience.” |
| Premium without pretension | “Built to a standard, not a budget.” | “Luxury, redefined.” |
| Honest about pricing | “This is a price guide, not a formal quote.” | Hiding price ranges entirely |
| Tradesperson credibility | “Built by a cabinetmaker, not just installed.” | Generic technology-marketing speak |
| Inclusive of the non-golfer | “You don’t have to be excellent at golf to have a whack.” | Golf-only jargon that excludes families and non-golfers |
| Format | Frequency | Platform | Purpose |
|---|---|---|---|
| Meta ads (image/video) | Ongoing | Facebook (primary), Instagram | Primary lead source, ~20 enquiries/week |
| Organic social | Ad hoc | Instagram, Facebook | Build progress, before/after, credibility |
| Blog | Existing, low cadence | Website | Educate on price drivers and room planning |
| Price guide & brochure (PDF) | Annual refresh | Sales collateral, website | Set price expectations before a formal quote |
Movies, kids’ play, LED lighting, media-room conversions — the simulator as one use among several.
Framing to handover under one team, one point of accountability.
Independent equipment guidance with no brand lock-in and no markup.
Room size, finish level, technology and site/extras — educating before quoting.
Sheds, offices, resorts, body corporates and commercial multi-sim installations.
An honest read of where the brand stands today — strengths to build on, gaps to close before the new website launches.

|---|---|---|
| Website | Developing | Currently on Wix; migration to WordPress on staging is planned to unlock SEO/AEO capability and the lead-qualifying quiz. |
| Paid social | Strong | ~20 leads/week from Meta ads (Facebook outperforming Instagram); the main working acquisition channel today. |
| Messaging & positioning | Developing | Dark + orange + bronze-gold direction just confirmed; premium residential/commercial positioning is clear verbally but not yet consistently on-site. |
| Visual consistency | Developing | New logo lock-up supplied Aug 2026; a full Canva brand pack is still pending from the client. |
| Social proof | Needs work | No reviews, testimonials or case studies live yet — flagged by the client as the biggest gap. |

| Value proposition | Watch | Make “built by a cabinetmaker, no brand lock-in” visible above the fold. |
| Call to action | Gap | Reframe as “Request a price guide,” not “Request a quote” — matches the client’s stated preference and lowers the barrier for early-stage, price-shy leads. |
| Social proof | Gap | No reviews, testimonials or case studies currently live — the single highest-impact fix once permissioned Google Reviews are collected. |
| Lead qualification | Gap | No quiz yet; this is the client’s stated #1 must-have for the new site (build type, space/dimensions, purpose, tech preference, budget band). |
| Navigation depth | Watch | Keep top nav light; push heavy educational content deeper for SEO/AEO, per the GSR UK reference the client liked. |
How Signature Sim Rooms turns 20 cold leads a week into one signed premium job a month.
35–60, high household income, mid-build or mid-renovation in SEQ (new home, shed, rumpus room). Rediscovered golf post-2020 and wants a space that doubles as an entertaining room, not just a swing bay. Evaluates by browsing Instagram/Facebook ads, watching finished-project photos and video, and increasingly asking AI assistants for recommendations.
They want to host a Christmas party in it, not just hit balls alone. Success is friends and family reacting the way John’s did to his own shed build — “this is sick.”
| Trigger | Underlying pain | Client’s own words |
|---|---|---|
| Mid-build or mid-renovation | Don’t know what a sim room actually costs or requires | “What affects the final price?” |
| Considering a DIY or single-brand install | Worried about being locked into one technology supplier | “We’re independent and not an authorised supplier or retailer for any technology brand.” |
| Space uncertainty | Unsure if their room is even big enough | “Will my room work?” (minimum 3.0m W × 4.5m D × 2.7m H) |
| Early-stage, price-shy browsing | Doesn’t want to commit to a “quote” conversation yet | Prefers to “request a price guide,” not a quote |
| Commercial/venue decision-makers | Need proof of multi-sim, higher-stakes delivery capability | Enquiries from resorts (GemLife), body corporate and offices |
| Channel | Status | Role in the journey |
|---|---|---|
| Meta ads (Facebook) | Active | Primary volume driver, ~20 leads/week, mostly cold and early-stage |
| Active | Secondary to Facebook; supports brand credibility | |
| AI search (ChatGPT etc.) | Emerging | Client found Signature Sim Rooms ranked #1 in a ChatGPT recommendation search — an early, high-intent channel worth protecting |
| Referral / word of mouth | Active | Originated the business (friends and family seeing the founder’s own shed build) |
| Organic search / website | Underdeveloped | Wix site limits SEO; WordPress migration planned to strengthen this channel |
Primary channel: Meta ads, supported by an increasingly capable website. Formats: short-form video and photo content showing real builds, price-driver education, and (once collected) client reviews. Content principle: show the build, don’t just show the finished room — the craftsmanship is the differentiator.
Real project photos/video, price-driver explainers, room-planning guidance, case studies as they become available.
Professional video is scoped via Darcy at Hustle Haus Media but not yet in production — treat as phase one of the content roadmap.
| Indicator | Type | Why it matters |
|---|---|---|
| Meta ad leads/week | Leading | Current primary volume signal (~20/week) |
| Price-guide requests | Leading | Tracks the “request a price guide” CTA once the new site is live |
| Quiz completions | Leading | Once built — measures lead-qualification funnel health |
| Signed jobs/month | Lagging | The client’s stated core goal: one signed job per month |
| Google Reviews collected | Lagging | Directly targets the biggest identified brand gap (social proof) |
Approved, on-brand copy starting points for recurring situations — direct, plain-spoken, addresses the reader as “you.”

Built by a cabinetmaker, not a tech reseller.
Most golf sim “builders” are just technology resellers. We build the room first, then help you pick the tech — not the other way around.
The best sim rooms aren’t just for golf. Ours double as media rooms, kids’ play spaces and the best room in the house for a party.
Campaign definition: one topic (a content pillar), one audience (primary or secondary ICP), one goal (price-guide requests or quiz completions once live).
| Week | Activity |
|---|---|
| Week 1 | Anchor content published (blog post or build-progress video on the chosen pillar) |
| Weeks 1–2 | Social distribution across Facebook and Instagram, paid boost on best-performing creative |
| Weeks 2–3 | Engagement — respond to comments/DMs, retarget engaged users with the price guide CTA |
| Weeks 3–4 | Conversion push — direct price-guide/quiz CTA to warmed audience |
| Weeks 5–6 | Review — leads generated, cost per lead, signed-job conversion, plan next pillar |
The confirmed dark, orange and bronze-gold system — and what still needs the Canva brand pack to lock in for production.
The new Signature Sim Rooms logo (supplied Aug 2026) uses an orange house/golf-flag mark, white “SIGNATURE,” orange “SIM ROOMS,” and the “DESIGN. BUILD. TEE OFF.” lock-up on black. This is a brand refinement, not a refresh — the logo itself does not change.
Don’t default to cream/white page backgrounds, stretch or recolour the mark, or place it on busy photography without a dark panel behind it.
The brochure and price guide use tracked-out, bold display capitals (see the “S I M R O O M S” lock-up). Oswald is used here as a provisional stand-in with a similar tone — confirm the real typeface from the Canva brand pack before production.
Inter recommended for body copy — clean, legible against dark backgrounds, and a safe pairing with most display headline choices.
We publish indicative pricing because hiding it wastes everyone’s time with tyre-kickers — but we never present a guide as a final number.
We are not an authorised reseller for any technology brand, and we say so plainly — it is a trust signal, not a limitation.
A cabinetmaker leads the build. That is a differentiator worth repeating, not a footnote.
We build entertainment rooms that happen to have a golf simulator in them — never “just working out of the living room.”
| We say | We don’t say |
|---|---|
| “Request a price guide.” | “Request a quote.” |
| “Built by a cabinetmaker.” | “State-of-the-art technology solutions.” |
| “Tech-agnostic, no markup.” | “Authorised dealer for [brand].” |
| “You don’t need to be good to have a whack.” | Golf-insider jargon |
| “This is a starting point — your quote comes after we see the room.” | Fixed, unconditional pricing claims |
| “Working for the man forever wasn’t the plan.” (origin story, used sparingly) | Overly corporate founder-story language |
Real project rooms, real lighting conditions, real clients hitting balls — not generic stock simulator imagery.
No stock golf-simulator photography, no posed corporate headshot backgrounds, no bright/white studio lighting that fights the dark brand direction.
